Every few months this desk meets a household that has decided to owner-build because a quote was insulting and a brother-in-law has a trailer. Some of those jobs finish as handsome houses. Some of them finish as a timber skeleton with a caveated title and a marriage in a quieter room. The difference is not courage. It is whether anyone treated the role as a job.
Queensland allows owner-builder permits for certain residential work once you complete the required course and pass the eligibility tests. The details live with the QBCC and they change. Read them the week you decide, not the week you remember a podcast. The licence regime exists because unlicensed building work is how people get hurt and how houses become unsaleable. An owner-builder permit is a narrow door in that wall, not a demolition of the wall.
What you are actually volunteering for
You become the person who coordinates trades, holds the safety duty, books the certifier, answers the neighbour, and pays when a delivery lands at 6.40am. You also become the person who is not on site at 6.40am because you have another job.
Licensed builders fail at this too. They at least have a supervisor whose only job is the failure. If you want a comparison, read how to choose a builder and be honest about whether you can hire that function in the mirror.
Owner-building a simple renovation — a kitchen, a deck that stays within exempt limits — is a different species from owner-building a new house on a reactive site. Do not use a successful bathroom as evidence that you can run a frame.
The paper that does not care about your trailer
You still need drawings that can be certified. You still need engineering. You still need a soil report. You still need to know whether City Plan and the overlays allow the house — the approvals problem does not vanish because you are the builder. If anything it sharpens, because there is no office down the road whose insurance is meant to absorb a planning mistake.
Contracts with trades should still be written. Progress payments to a carpenter should still match completed work. The fact that you are “all in this together” is how invoices get lost and how people stop returning calls.
If you engage licensed trades for parts of the work, understand who is responsible for the junction between their work and yours. Waterproofing that meets a frame you set out crookedly is not the tiler’s spiritual problem. It is yours.
Money, and the quote you thought you avoided
Owner-builders often add up trade quotes and feel virtuous next to a builder’s number. They have forgotten preliminaries, waste, hire, insurance, the extra weeks of rent, the skip that is emptied twice, and the day the crane cannot access the lot. Read the hidden costs list as if it were written for you, because it was.
Lenders are cautious with owner-builder construction loans. Some will not do them. Some will, on terms that assume you know what a drawdown inspection is. If finance is part of the plan, ask the lender before you demolish anything.
Safety is not a vibe
A site you control is a workplace. Falling from a first-floor frame in Sherwood is the same physics as falling from one in a builder’s job. Courses and permits do not make you a rigger. Hire the work you cannot do. Neighbours and councils notice amateur scaffolding; so do ambulances.
When owner-building is rational
- You have already built or run a site and you still have the notes.
- The work is contained, and you can be present.
- You can name the certifier, the engineer and the plumber before you name the tapware.
- You can afford the job to go slowly.
If those are not true, you want a licensed builder and a contract you have actually read. There is no prize for doing it the hard way except a story you will tell too often. The desk’s editorial habit applies: keep documents, date decisions, and do not romanticise a risk you cannot price.
Trades, and the myth of the mates’ rates house
An owner-builder site can attract good trades who like a short chain of command. It can also attract the people who are free on a Tuesday because nobody else will book them. Price is not a character reference. Ask for licence numbers. Ask who supervises their apprentices. Ask whether they will return to fix a junction with the next trade, or whether that junction is now your hobby.
Sequence the wet trades as if the weather were an employee with a bad attitude. A tiler before a roofer is a short story with a long smell. A painter before the exterior is closed is optimism. The week-by-week sequence exists because houses have an order. You do not get to skip it because you own the skip.
Materials storage is a second site. Timber left in the wet, windows standing on gravel, plasterboard that drinks a storm — these are how owner-builder budgets quietly restore themselves to the builder’s number. Hire a container. Buy covers. Be boring.
Selling the house later
Buyers and lenders have learned to ask whether work was owner-built. Some walk. Some want more certificates than you thought to collect. Keep every Form 15 and Form 16, every energy document, every termite certificate, every invoice that shows who did the waterproofing. A folder is not bureaucracy. It is the house’s second set of keys.
If you later want to become a licensed contractor, that is a different career and a different set of financial requirements. Do not treat one permitted house as an apprenticeship you can sell to neighbours. The QBCC has thoughts about that, and they are not sentimental.
Owner-building can be a rational act of control on a contained job. It can also be how a household discovers that construction cashflow is easier when someone else is the contractor and you are the client who pays complete stages. Choose which discomfort you actually want. Then write it down, as if you were the person you will be in month nine.
Frequently asked questions
Can I owner-build a new house in Queensland without a builder’s licence?
Sometimes, if you obtain an owner-builder permit for work over the relevant value threshold and you meet the course and eligibility rules in force at the time. The permit is personal. It is not a transferable badge for a mate who is “pretty handy”.
Does Home Warranty Insurance still apply?
Owner-builder work is treated differently from work by a licensed contractor. Do not assume the ordinary statutory policy sits behind you. Check the current QBCC position before you treat insurance as a backstop.
What is the most common way owner-builder jobs fail?
Sequencing. Trades arrive before the previous trade is finishable, or not at all, and the owner becomes an unpaid leading hand who also has an office job.
